The view is unbeatable! Because of allergies it would be better to use unsented laundry powder to wash the towels and sheets like they do in all major hotels. The new grill is really nice.
Perfect home base to explore St. John
My husband and I stayed at the Harbor View for our honeymoon in May, 2016. It was perfect! Though it is a bit of a steep walk, you can easily walk to and from Cruz Bay in less than 10 minutes. The Dolphin Market (grocery) is about a 2 minute walk. The view from the balcony was incredible any time of day. We loved having coffee on the deck in the morning and a glass of wine in the evening. We rented a jeep for 3 of the 5 days we were there (definitely recommend this so you can explore the island) but if you want to stay close to Cruz Bay or if you're taking excursions out of the Bay it is not completely necessary. Harbor View is close enough to walk to town (lots of bars, restaurants, and shops), to some trail heads, and to nearby beaches like Solomon Beach and Honeymoon Beach. We never felt unsafe and though there were people staying in the unit above us, we never heard or saw them. Our space was very private. There is a good breeze that keeps it relatively cool, but there is also an AC unit in the bedroom which was really nice for sleeping. The bed is a king and is very comfortable. There is wifi and satellite TV which was also nice. We only swam in the pool a couple of times because the beaches were so beautiful, but it was very nice. The staff were very friendly and helpful and drove us and our luggage up the hill the day we arrived and checked in. Be prepared for some crowing roosters outside the windows - this is a pretty common site across the island, but it wasn't too bad with the ambient noise of the AC unit at night. The space was a perfect size for a couple - very romantic. If we came back with a larger group, it would be fun to rent the top and bottom units and fill it with friends or family. There is a maintenance guy who lives on the very bottom of the building but you would never know he's there and he's very friendly. I highly recommend this rental!
We live on St. Thomas and spend time on St. John for both business and pleasure.
Positives: Great location and everything we needed for 5 nights. Very comfortable bed. Price is very reasonable for St. John. We'll stay again.

Suggestions: Change the bedroom door from slatted to solid to keep the cold A/C air in; put a TV in the bedroom
Perfect view, perfect location
Been staying at Harbor View for years. A short walk to "downtown" and the panoramic view of Cruz Bay and the Pillsbury Sound/St. Thomas is unmatched. It's like you've stepped into your own postcard!
I will not be spending money with SJP again
My wife and I rented Harbor View for 8 days for our wedding anniversary and I reluctantly have to say I was extremely disappointed. The villa is basically 3 units. The owner's unit on top, the rental in the middle and a small caretaker's quarters below. We were not told up front but there was no greeter for this villa; this was fine with us since we were married in St. John and are familiar with the layout of the island but it should probably be shared with others a little sooner than a week or two before their arrival. The unit itself could use a good cleaning and a few repairs. There was mold on the drywall under the sink (I'm not even sure what that drywall was doing there but after seeing it we just didn't open the cabinets below the sink again) and the wall between the pantry and the bedroom shows water damage at the bottom near the floor and on more than one occasion during the week the rug in the pantry was wet. There is a small window unit air conditioner in the bedroom which has the look of something that has not been cleaned since it was new in 1985 or whenever it was made that you can run all night long and never brings the temp below about 82 degrees. None of these items would have really bothered me that much but on our second night there we came back to the villa and there was a group of people on the upper deck (which happens to be directly above the living area of the rental) who spoke with us and told us they were friends of the owner and were staying the week. We welcomed them and went inside. I don't know how many of them were up there but the sound of chairs or whatever being slid across the floor upstairs combined with the noise from them coming in all the open windows in our living area and the CONSTANT noise of what I believe was a sliding door upstairs that led to the deck made for a long and sleepless night since it was very late before it settled down. The same thing went on the next evening and I finally emailed BJ (I believe she is the owner?) and asked if there was another property ANYWHERE on the island that we could maybe just move to for the remainder of our stay. She replied and asked what was going on and I answered and explained the situation. I never heard from her again. We couldn't even go out and enjoy the deck because of the noise from above. From that point on we just left early and tried to ignore the noise the best we could at night. My wife and I are actually planning to move to St. John and possibly buy a business there but I can assure you we will not do business on any level with St. John Properties again after this experience. What should have been a relaxing week was ruined.
We enjoyed our stay for the most part. The house had everything we needed to be comfortable. Unfortunately we had an issue with bugs in the bedroom. Every night both me and my boyfriend were bitten by small, black bugs. We changed the sheets but the problem persisted. They didn't appear to be bed bugs, but it was a problem we encountered every night which put a damper on our stay.
Beautiful Views, Great Location
I had a great stay at Harbor View! I loved the location, the views, and the cross-breeze. The snacks, coffee, fruit and beverages in the fridge when I arrived were a nice surprise! The bed was comfortable, and there were plenty of towels, dishes, etc. I had family staying in Captain's View (the unit above), so it worked out well for us that we had the whole place. My only two caveats for people considering Harbor View are: (1) If I didn't know the people staying above me, I'd have been a little concerned about privacy - the place is all windows, which makes for amazing views, but could be uncomfortable if the people in the unit above were walking past all the time to use the pool, and (2) the shower is really small! That being said, I really enjoyed my stay, and would definitely stay here again!
Harbor View 2017
This was our 17th year in Harbor View, so we have watched all the changes occur! We love our time on St John-and would call it perfect if it weren't for the bells every morning at 6 AM from the Catholic church in town!Robert (downstairs) and ALL the cats are just awesome-see you next year for 4 weeks.....:)
The house was very nice and comfortable. The view was pretty. It was great to have lots of towels with having a pool and the unit was situated so everything was within walking distance. We did have a minor problem with some spiders but I'm sure that living in that climate they come with it. Would recommend for everyone!
Amazing views!
The best part about Harbour View is the amazing views. It's not a million dollar view, it's a 10 million dollar view!
My wife and I found Harbour View to be very comfortable, fridge was nicely stocked with welcoming drinks and snacks (the flowers were an especially nice touch), the villa was clean and shower was stocked with soap, shampoo and conditioner. Location was great. Dolphin Grocery store just a 3 minute walk. Easy downhill walk to downtown area (10 minutes) and although the walk back was mostly uphill, it wasn't too strenuous (I'm 64,overweight and out of shape but didn't have any problem).
And let's face it - the reason Harbour View has it's name is the views! I could have sat on the deck and watched the boat traffic come and go all day long (by the way, there's a small pair of binoculars there to if you'd like to do just that)
All in all, a great stay and I heartily recommend Harbour View!
Loved it
Everything was fine and the only reason it did not get the highest rating is due to some minor things (a notice/warning about the steep drive, sharpen the knifes etc) and a major thing (the AC hovered between 81-84F!) that needs to be updated.

Harbor View 10 night stay July '17
Harbor View is a very affordable place to stay for a budget friendly STJ visit. The apartment was clean and had everything we needed. The view from the deck is great and taking a dip in the pool to cool off was very nice. The furnishings are dated and there are things that need to be fixed, but considering the low nightly rate we looked past these issues. The walk to down is very easy and close. The walk back can take some effort, especially after a few pain killers and a big dinner. The AC in the bedroom worked great and we left the windows open in the other part of the house at night to help cool the rest of the apartment. We never felt unsafe and never had any concerns with security.
Harbor View 2018
This was our 18th year at Harbor View (and we stayed somewhere else for 15 years before)-we have seen the additions of decks, the pool, the new deck flooring up above, lots of changes! We were there less than 6 months after the hurricanes this year, but all we required was electricity...which we had. The Island was beaten up-as was Harbor View-but we were so glad to be back that we didn't mind.Robert (down below) is one of our favorite people-thankfully he's back, too! So glad we came...
Just What We Needed

St. John Properties were great at communicating all we needed to know before arrival. We are a senior couple who previously spent two weeks in a tent in Cinnamon Bay Campground every March for eight years. That was impossible this year due to the destruction there. The first thing is the view. From the tiled balcony you can look down on Cruz Bay Harbor, see the ferries and other boats come and go and at night the view of town lit up and the island lights from St. Thomas are just beautiful. This second floor one bedroom/one bath apartment is light and bright. We felt it had plenty of privacy as curtains can be drawn on the one side where upstairs tenants walk by to the shared pool. All the amenities are there and ceiling fans everywhere keep the air moving. Sun comes around in the afternoon so curtains can help keep the rooms cooler. We ran the bedroom ac our first night, closing off the room completely. After that, we learned to keep out the afternoon sun. To sit out on the balcony and watch the sunset, or watch it from the pool, is pure luxury. We highly recommend this rental for a couple.

Great Week in Paradise
Harbor View is so convenient to everything in Cruz Bay! It's a bit dated, but we really enjoyed the deck, the pool and being able to walk to and from town whenever we wanted - beware, the hill is steep, but totally doable. The villa has everything you'll need for the beach, for meals and for a relaxing stay. We wished the sofa was a bit more comfortable, but that was a small inconvenience considering the great location. And the best part is the view! We spent many hours on the deck sipping cocktails watching the boats come in and out of the harbor. Overall, we had a fantastic week. We're sad that Harbor View is booked during our next trip in Jan 2019.
Great property!!
Everything was perfect. The view is fantastic. The pool is rewarding after climbing up the hill. Robert, the caretaker, is really sweet and helpful. We loved it. Highly recommend it.

We must tell you how much we are enjoying our stay in Harbor View. We are so comfortable and relaxed that we hardly ever leave! Harbor View has it all and our habit has been to hang around in the mornings while the patio with the world's most gorgeous view is shaded and make a plan for the afternoon. Since we're not brave enough to drive your wild and crazy roads, we're dependent on our feet or taxis and sometimes our afternoon plan doesn't change from the morning plan! Don LOVES grilling as the sun is getting low so that we often finish dinner in the dark.

This is only being written in appreciation of this beautiful place and gratitude that we've been able to continue our annual St. John sabbaticals despite the ruination of Cinnamon Bay Campground. We also want you to know how much we appreciate Harbor View with all its answers to our St. John needs. Blessings.

This was our second stay at Harbor View in Cruz Bay. The company provides very helpful information about the area, transportation from the airport, ferry and taxi services when you reserve. The photos on their website are accurate but could not fully describe how beautiful the scenery, location and accommodations are.
We had everything we needed for our two week stay. Our favorite restaurant was our own kitchen and patio as the grocery store is nearby. All necessary utensils, good quality cookware and tableware, fridge/freezer, gas stove, toaster and microwave were put to use. The gas grill on the patio was my husband's happy place. The convenience of having a washer and dryer meant we could travel carry-on only.
The bed is extremely comfortable, the bedroom air conditioner was used many nights. Because the location is just up from town center you have the option of enjoying the night music from many directions below yet can sleep in peace when windows are closed and ac is running.
The pool is kept very clean and it is such a treat, after the uphill climb, to have a swim to cool down. We found mornings to be the best time to read or just enjoy the scenery out on the patio because as the sun climbs, it gets pretty warm. We moved two chairs to the side near the entry in the afternoons and stayed cooler.
We needed to seek some info we couldn't find on-line and communicated with office staff via text, as my cell phone didn't have service. They made calls and provided the info I needed which was most helpful and appreciated.
We feel very blessed to have found St. John Properties to help us continue our love affair with St. John, after losing our beloved Cinnamon Bay Campground to Irmaria. We were campers there for eight unforgettable years. We highly recommend St.John Properties.
Outstanding location, walking distance to town and great view from patio and most of the indoors. Beach chairs and coolers also a major advantage.
Good value for all of that.
Only thing keeping me from giving an excellent review is need for some maintenance on interior and exterior (cracked tiles, etc).
But that would not stop us from renting it again if going back to St. Johns
Gorgeous View
This is our third visit to St. John, and Harbor View is our favorite place so far. My husband and I were very comfortable and had everything we needed during our stay. The short walking distance to town and the incredible views from the deck were the main reasons we chose Harbor View. In addition, the the pool was beautiful and spotless, the bedroom was very comfortable with an adequate air conditioner, and the kitchen was fully stocked with cookware, etc. We also appreciated the thoughtful refreshments in the refrigerator! We enjoyed our stay very much and hope to visit again!
Home sweet home
I had a wonderful time at Harbor View. I also enjoy spending time with my family and my momma BJ. Carnival was nice and out gorgeous beaches. I can't wait to come back home 🏠 🇻🇮 VI 4 Life!
Above Average
Best view in Cruz Bay. The kitchen and layout works well. It is only a short 10 minute walk to town. Price is right and the pool is cool. We were there during the hottest days of the year. Front glass windows really heat up the living space. I would suggest a patio cover of some sort or at a minimum some roman shades for all that glass.

The view was worth a Million🥰 I can't rate the house that. For us it was about the connivence to Cruz Bay and the view. The house needs a lot of attention so don't go with high expectations there go for the view. We we're told mid week someone would come pick up, which we didn't need but to of been asked would of been nice. Robert downstairs was a sweetheart. He's an asset she'd better keep around🥰
Our 20th year!
We have been coming to St John for 35 years- and have stayed at Harbor View for the last 20. We never rent a car, and walk everywhere we go- which is a good thing now that parking in “town” has become such a problem. We love Harbor View- and while it isn't “fancy”, it suits us just fine. And the VIEW- worth the walk uphill! Already made our reservations for next year....
The Best
We had such a great time at Harbor View. Our arrival was so thoughtful from being met at the
ferry dock to having our refrigerator stocked with precious amenities.
The villa was in the perfect location for easily walking to town and the hiking trails to the beaches.
St. John is such an amazing place. My first visit was in 1998 and I'm happy it has remained the sweet quiet place it was back then.
Robert was a treasure and helpful when the power went out and offering us a ride to the ferry when we had to leave.

I hope to visit again soon. It was hard to return to all the hysteria here that has taken over our
small quiet town.

An Oasis in Troubled Times

This is our third year staying at Harbor View and by far, the strangest. We left Boston with misgivings about flying due to the coronavirus and the fact that our age puts us in a high risk category for contracting it and not recuperating well. We made it uneventfully with a non-stop flight and pulled our limited luggage up the hill.
It wasn't long before Robert came to our door, where we had just locked ourselves in due to a misbehaving deadbolt. He had brought us a jug of cold water because the power was out! We hadn't even had a chance to notice. He and Don got the lock unstuck.
The power came on all over Cruz Bay - except for the blue building on the hill. Just as it got dark, BJ pulled up and bore us and our luggage off to String of Pearls, which we had never seen before. It is a stunning, romantic, extremely comfortable and quiet home for two and we were glad to have electricity and cold water again! We walked along the water to the Westin for breakfast in the morning. BJ told us to enjoy and get in touch when we were ready for a ride back to Harbor View, where power had been restored.
Once back, we unpacked and prepared for a restful two weeks. The pool is always crystal clear, cool and inviting. We stayed in and grilled a pretty good ribeye from Dolphin Market. Then we found out from the upstairs guests that the restaurants were limiting seating. We dined out twice before they were closed completely, except for some which stayed open for takeout. No Beach Bar, no Rum Hut, but we ate on the outdoor balcony of the Tap Room from cardboard containers with plastic forks. Town was very, very quiet.
Today was departure day. We tried yesterday to buy masks, gloves and wipes but no luck. I had been watching our return flights and the first leg to Newark had been delayed 3 days out of 4, long enough so that we would miss our connecting flight back to Boston. We hemmed and hawed, consulted family and our family MD. We decided not to risk it and I was so relieved. I realized I was petrified of coming in contact with the virus, both for myself and Don, who has had lung problems.
BJ had been in touch to let us know we could stay on until it felt safe to travel. So here I am, in a wet bathing suit, with flowers and birds and palms all around, watching near empty ferries coming and going. It's 45 degrees and raining back home. So blessed to have found Harbor View, BJ Harris and St. John Properties.

This is more a review of the absolutely tremendous experience of dealing with St. John Property Rentals than of Harbor View itself. You cannot go wrong renting from these people. The office staff are responsive to questions and concerns and go the extra mile to assure your complete satisfaction. BJ Harris herself came to get us after the power went out and took us to spend the night at another beautiful property where power had been restored. She drove us back to HV midday the next day for the remainder of our stay. She has been checking in on about a weekly basis and brought us disinfectant and masks during these challenging times of coronavirus. HV has been a refuge from the worldwide turmoil
