Terms & Conditions

St. John Properties requires a 50% deposit to confirm and hold all reservations. Payment is due within 14 business days of making a reservation. Receipt of payment constitutes your acceptance and agreement to terms and conditions set forth by St. John Properties.

Check-In/Check-out: Check in time for all villas is 3:00 pm and check out time is 10:00 am.

Arrivals: Some villas include a one time greeter who will meet arriving guests at the St. John ferry dock and take them to pick up their rental car and to the villa. This expense is included in the rent. All others will be given thorough directions and arrival instructions. St. John Properties can accommodate special requests for a greeter at $50 per arrival.

Refunds and cancellations: All deposits are non-refundable unless the home is re-rented for the same period of time. Any deposit that is refundable will be less 20% of the total rent. Christmas/New Year’s and Thanksgiving weeks are non-refundable. Hurricane season is from June 1-November 30. St. John Properties HIGHLY recommends that you purchase trip insurance. Please verify all terms and conditions with the insurance company.

All homes are privately owned. It is expected that guests will treat the home with the utmost respect for the owner, and future guess. St. John Properties assumes no liability for loss or damages, injury, accident, delay, or irregularity which may be caused by any vehicle, company, or persons engaged in conveying passengers to or from their villa.

St. John Properties does everything within its power to be sure your villa is clean and in full working order upon your arrival. St. John Properties has no control over the cable, electrical, TV, phone and wireless companies and will make every attempt to remedy any issue in a timely manner. Guests must not attempt to make any repairs or adjustments to the villa, appliances, and air-conditioners. Cable, TV, internet, pool, or sauna. It is the guest’s obligation to contact St. John Properties IMMEDIATELY if any problems that may arise as soon as possible after being notified.

Garbage Removal: Guests are responsible for the removal of all thrash from their villa and placing it in any of the dumpsters throughout the island. There will be a fee of $75 for any trash removal required upon check out unless other arrangements have been made.

Villa Keys: Guests are required to follow all departure instructions on where to leave keys upon departure and will be charged $75 for lost keys. Call if you are unsure about what to do.
